Job Summary
Primary Functions and Responsibilities
- Oversee and direct construction projects from conception to completion on new develops ensuring quality of construction standards are met in the most cost-effective way.
- Participates in all phases of the development process including initial budgeting, entitlements, site design, contractor selections, construction oversight and final project delivery to asset managers of the Company.
- Develops and maintains construction schedule and tracking system to track and report all phases of projects; regularly reports on status of projects, either in person or through written reports/correspondence.
- Conducts site inspections on construction activities to verify schedule, quality and materials on the construction projects.
- Supports in managing any General Contractors ensuring project is completed on schedule and within budget.
- Facilitates the Owner, Architect and Contractor meetings and develops effective communications and mechanisms to ensure project coordination with the Owner, Design and Construction participants.
- Reviews, assesses and negotiates change order requests with facility design team and contractors.
- Maintains strict adherence to the budgetary guidelines, quality and safety standards.
- Facilitates contractor pay applications including obtaining lien releases.
- Analyze, manage and mitigate short term and long term risks resulting from construction of projects.
- Acts as the single point of responsibility for assigned development projects.
- All other duties as assigned.
Position Requires:
- Minimum of 5 years of direct construction or construction management experience.
- Bachelor’s Degree in Construction Management, Engineering or comparable field.
- Demonstrated construction knowledge of multifamily and/or commercial properties.
- Thorough knowledge of legal issues, construction contract issues, general conditions and safety standards.
- Excellent project management, communication client-service and negotiation skills.
- Highly motivated individual who can work with considerable independence while maintaining a team-oriented approach.
- Ability to travel to projects in order to maintain on-site presence for multiple days each week throughout the project duration.
- Availability to attend occasional nightly meetings and networking events.
