U.S. Bank and Hovde West Johnson LLC have closed on a $49 million loan that will finance the construction of Ovation 309, a downtown mixed-use living center at 309 W. Johnson St. When complete, Ovation 309 will include a 14-story apartment tower with 255 units, 9,500 square feet of retail and nearly 44,700 square feet of office space –including an office condominium for the city of Madison Fire Department’s administration.
As investment continues to pour into the Isthmus, a prominent developer is now proposing a $15 million to $18 million face-lift and renovation for a big but bland and dated Downtown office building.
First, it acquired the building, and now, Hovde Properties is proposing a $15 million to $18 million renovation of the AT&T building at 316 W. Washington Ave., which was built in 1970.
MADISON – Downtown Madison continues to be a dynamic hub for living, business, and entertainment. That being said, a significant milestone will be taking place to mark the construction of what will be one of the City’s most notable landmarks. In collaboration with Hovde Properties and Eppstein Uhen Architects, Findorff will be celebrating the topping‐off of Ovation 309 as construction crews recently poured the building’s 14th floor.
Mr. Brews Taphouse, a combination craft beer bar and restaurant, will be part of the Ovation 309 building that’s currently under construction on West Johnson Street. The 4,000-square-foot location will also serve as a showcase property for those interested in starting franchises elsewhere. It will offer 72 tap beers from around the world and feature fireplaces and backgammon boards.
Madison is considering a $2 million investment in a $29.2 million face-lift and renovation of the massive AT&T building Downtown. Hovde Properties, which acquired the 10-story building, intends to add glass and windows to the facade to modernize and bring more light into the cream-colored, stone-paneled structure at 316 W. Washington Ave. Hovde also wants to add fire sprinklers to floors six through 10, improve elevators, deal with asbestos, renovate the interior to create space for future tenants, redo the front entrance plaza and side entrance, and upgrade landscaping.

The Brix Lofts Apartments building in Milwaukee’s Walker’s Point neighborhood has reached 95 percent occupancy four months after opening this summer. That lease-up of the 98-unit building is another reflection of the strong downtown apartment market, and attractiveness of Walker’s Point. Brix is a former industrial building previously used to manufacture candy bars at 408 W. Florida St. It is south of the Reed Street Yards water technology business park, and next to the Iron Horse Hotel. Contractors recently completed a parking structure between the Brix and Iron Horse, said Dustin Sydorowicz, property manager at Siegel-Gallagher Management Co.
